COSTS GUIDE

PURCHASING A FREEHOLD PROPERTY

Our fees cover all of the work required to complete the purchase of your new home including dealing with the registration at the Land Registry and the payment of Stamp Duty Land Tax (Stamp Duty) if the property in in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.

Our fees and disbursements:
Our fees will depend on the value of the property you are purchasing and will range from £1,275.00 to £1,875.00 plus VAT.
Our fee range assumes that it is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title which requires remedying or resolving before exchange or completion or the preparation of additional documents ancillary to the main transaction.
The maximum fee shown is for a purchase price of a freehold property of up to £1,000,000.00. Please contact us for a detailed quote if the purchase price is above £1,000,000.00.

  • Disbursements:
  • Search fees £400.00 to £500.00.
  • Land Registry search fees – £12.00.
  • Land Registry registration fee – This cost is set by the Land Registry and depends on the value of the property you are purchasing. The fee ranges from £20.00 to £910.00.
  • Electronic money transfer fee – £35.00 plus VAT per payment.
  • Money laundering searches (AML) – £7.20 including VAT per person.

Stamp Duty or Land Tax

This depends on the purchase price of your property, whether you are a first time buyer and whether or not you or a spouse own any additional property anywhere in the world.
You can calculate the amount you will need to pay by using HMRC’s website (https://www.tax.service.gov.uk/calculate-stamp-duty-land-tax/#/intro) or if the property is located in Wales by using the Welsh Revenue Authority’s website (https://gov.wales/land-transaction-tax-calculator).

Once we know the value of your property, we would be happy to provide you with a detailed quoted and talk you through the process and answer any questions that you may have.

PURCHASING LEASEHOLD PROPERTY

Fees for leasehold property will be more than freehold as they tend to be more time consuming given the additional parties often involved. Our fee will range from £1,425.00 plus VAT to £2,275.00 plus VAT for flat purchases of up to £1,500,000.00. The disbursements will be similar to those for a freehold but there will be others including various Landlord/Managing Agent Notice fees and compliance fees. We suggest you contact us for a more detailed estimate.

Our fees cover all of the work required to complete the purchase of your new home, including dealing with the registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property in in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.

SELLING A PROPERTY

Our fees cover all of the work required to complete the sale of your home.

Our fees will depend on the value of the property you are selling and will range from
£1,275.00 to £2,250.00 plus VAT.
Disbursements:

  • Land Registry search fees – £12.00.
  • Landlord/Managing Agents fees for replies to enquiries (leasehold only) – £200 – £400 plus VAT (approximately).
  • Electronic money transfer fee – £35.00 plus VAT per payment.
  • Money laundering searches – £7.20 including VAT per person.
